HOA documents, dues & sub-associations
Start with the master HOA’s governing documents and homeowner resources. A property may also belong to a sub-association with additional dues, restrictions, maintenance responsibilities, and approval requirements. Review the exact property’s documents, reserves, insurance, meeting minutes, and assessments.
Architecture, remodeling & landscaping
Check the HOA’s plan-review process before planning exterior changes. Sub-association review and city or county approvals may also be required. HOA approval does not replace a building permit.
Schools & enrollment
Caughlin Ranch Elementary School is a local school resource. Use Washoe County School District to verify current attendance zones, enrollment, grade programs, and transportation for the exact address. Community names and proximity do not guarantee assignment.
Utilities & moving in
Start with NV Energy for electric and natural-gas service, Truckee Meadows Water Authority for water, and Waste Management for waste collection. Confirm service territories, account arrangements, and trash days for the address.
Ask the seller and HOA about sewer billing, irrigation, internet options, mail delivery, private-road maintenance, and services included in dues.

Plan travel around the specific home and current conditions. For mountain outings, check road controls, weather, parking, and resort operations before leaving.
